Economic Impact

A REPORT ON DEVELOPMENTS THAT ARE DRIVING OUR ECONOMY

Jay Massey has been hopping around the area over the past few years, but he’'s finally settled on a permanent location— downtown--Pensacola’s Enterprise Zone. After spending time in two other buildings, Coco Design Associates, Inc., a corporate web solutions provider, has moved to 222 North Baylen Street. Beginning business in 1994, this high-tech company has executed a sound business plan that has steadily grown the company to seven employees with more growth anticipated soon.

The office environment at Coco Design is flexible and innovative. The employees work in a collaborative and cooperative business setup, as opposed to a traditional cubicle structure. Employees take breaks by playing air hockey or relaxing in ample facilities in their new 5,200 sq. ft. location.

The expansion into the new building will allow the company to further enhance its products and operations. After having roughly doubled revenue and customers in recent years, Coco needed a place to land that would allow them to continue to grow and provide undisturbed service.

“We needed a bunker,” says Jay Massey as he described the real estate needs of his business. IT service companies depend on consistent, uninterrupted utility and internet access to ensure their clients websites and user needs are met consistently. The Baylen Street building was at one time the central office for Southern Bell, which is now BellSouth. It is a hardened structure that can withstand hurricane force winds with little or no disruption to the company. The building, now owned by the Immanuel Lutheran Church, was perfect for Massey'’s vision.

Most importantly, the City of Pensacola benefits from the growth of this company by the creation of jobs and retention of talent. Among the company’s staff are graduates and interns of the University of West Florida computer science program who are now able to stay in the community and expand our Information Technology (IT) labor force. The area also benefits from the exterior renovation work that the company will invest in to restore the landscape and façade of the building to make it more attractive for business. In the end, it’s a win-win-win for the business, property owner, and the community.
